Why bond cleaning matters in Perth
In Western Australia, your bond is typically four weeks' rent — often $2,000 or more. When your lease ends, the property manager inspects every room against the original condition report. If anything falls short, deductions come straight from your bond.
Perth's climate adds extra challenges. Red dust settles on window tracks and sills. And the intense sun makes every streak on glass and every mark on walls impossible to miss during a daytime inspection.
Kitchen
The kitchen is where most bond deductions happen. Property managers know grease hides in places tenants forget to check.
- Oven interior, racks and trays — pull everything out, soak racks in hot water and degreaser, scrub the oven cavity including the roof and door glass (between the panes if possible)
- Rangehood and filters — remove filters and soak in hot soapy water, wipe the hood surface and clean any grease from the exhaust vent
- Stovetop and burners — remove burner caps, clean underneath, degrease the entire surface including knobs
- Splashback — scrub tile grout if needed, remove any grease film from glass or tile surfaces
- Cupboards and drawers — inside and out, including tops of wall-mounted cabinets (they check up there)
- Sink and taps — descale taps, clean the drain, polish the basin
- Dishwasher — clean the filter, wipe the door seal, run an empty hot cycle with vinegar
- Fridge space — if the fridge is included, clean shelves, drawers, seals and the drip tray underneath
Bathrooms & toilets
Hard water and soap scum are the biggest issues in Perth bathrooms. If your property has bore water, expect heavier mineral buildup on glass and taps.
- Shower screen and tiles — descale with a calcium/lime remover, scrub grout lines, clean the shower head
- Bathtub — remove any staining, clean the drain and overflow, polish taps
- Toilet — inside the bowl (under the rim), behind and around the base, the cistern, and the seat hinges
- Vanity and mirror — inside and under the vanity, streak-free mirror, clean the basin and taps
- Exhaust fan — remove the cover and clean the fan blades (dust collects heavily in Perth's dry air)
- Tile grout — if mould is present, treat with a mould remover and scrub until grout is restored
Bedrooms & living areas
- Walls — remove marks, scuffs and cobwebs. Wipe light switches and power points
- Skirting boards — wipe along every edge, including behind furniture
- Built-in wardrobes — inside shelves, hanging rails, tracks for sliding doors, and the top shelf
- Ceiling fans and light fittings — dust fan blades, wipe light covers, remove dead insects from fixtures
- Carpets — vacuum thoroughly, then steam clean. Most Perth leases require professional carpet cleaning — keep the receipt
- Hard floors — mop and polish timber or tile floors, clean grout lines if tiled
Windows, tracks & blinds
Perth's fine dust means window tracks are almost always flagged during inspections. Don't skip them.
- Interior glass — streak-free with a glass cleaner or vinegar solution
- Window tracks and frames — vacuum out debris, then scrub with a toothbrush and soapy water. Dry completely
- Fly screens — remove and wash both sides, let dry before refitting
- Blinds and curtain tracks — dust each slat individually for venetians, wipe roller blinds, clean curtain tracks
- Window sills — wipe clean, check for mould in corners
Laundry
- Trough/sink — descale taps, clean the basin and drain
- Washing machine area — clean behind and under, wipe any lint buildup
- Cupboards — inside and out, including shelf tops
- Dryer vent — clean the lint filter and wipe the exterior
- Floor — mop thoroughly, check corners for dust and lint
Outdoor areas & garage
- Patio and balcony — sweep and mop, clean any cobwebs from the ceiling and corners
- Exterior windows — clean the outside of all windows you can safely reach
- Garage floor — sweep and mop, remove any oil stains if possible
- Bins area — clean and rinse bins, tidy the bin storage area
- Front entrance — sweep, clean the front door and doormat area
Pro tips for getting your full bond back
- Compare to your condition report — go through it line by line and make sure every item matches or is better
- Take photos — document every room after cleaning as evidence in case of disputes
- Get professional carpet cleaning — most Perth leases require it. Keep the receipt and hand it to your property manager
- Don't rush it — a proper bond clean takes 6–10 hours for a typical 3-bedroom house. Start early
- Consider a professional clean — a bond-back guarantee from a professional cleaner like Bordoh gives you peace of mind and saves hours of work
